Software for builders and renovators.
Quote the build, sign the contract online, run it in phases, keep variations under control, and claim progress payments as each stage finishes. Countertop Office keeps a small building business's jobs, purchasing and books together, and prepares the TPAR for the subcontractors you pay.

Contract to final claim, with every variation accounted for.
Each step starts from the record before it, so the client, the scope and the prices are never typed in twice.

Plan the job
Break the job into phases and tasks, assign your crew to visits, and catch double bookings on the schedule board.
- 03
Buy and build
Raise purchase orders for materials with approval tiers, receive deliveries, and log time and materials against the job.
- 04
Claim and close
Raise the deposit and progress claims from a billing plan, add approved variations, and watch work in progress until the final invoice.
The controls a building job needs.
Every feature is on both plans. These are the ones that matter most for builders.
- Contracts with signatures Generate contracts from quotes or jobs, export PDFs, and collect drawn signatures through the client portal.
- Progress claims A billing plan sets out the deposit and each stage, then raises each claim as its own tax invoice.
- Variations Record each variation with its own reference, lines and price, and track it through to approval.
- Work in progress See what's been spent and billed on jobs still running, and job profitability once they finish.
- Purchase approvals Value-based approval tiers mean bigger material orders need the right person to sign off.
- TPAR for subbies Mark subcontractors as TPAR contractors, and their payments for the year roll into the report.
What it doesn't do.
Better to know now than after you've moved your records across. If one of these is a deal-breaker, Countertop Office isn't the right fit yet.
- No payroll Wages and PAYG withheld go on the BAS by hand as W1 and W2. The rest of the BAS is calculated from your records.
- No card payments Customers pay to the bank details on your invoice. Countertop Office records the payment, but it doesn't take cards.
- You lodge with the ATO BAS and TPAR are prepared for you. You then enter them in ATO Online services, following a field-by-field guide.
- No live bank feeds You import your bank's statement file, then match lines, apply bank rules and reconcile.
Common questions from builders.
Straight answers on site work, tax and what it costs.
Can clients sign contracts online?
Yes. Generate the contract from the quote or job and send the client a secure link. They read it, draw their signature and submit, and the signed contract is kept with the job.
How are progress claims handled?
Set up a billing plan on the job with the deposit and each stage. Each claim is raised as its own tax invoice when it's due, and the plan shows what has been claimed and what's left.
Do builders need to lodge a TPAR?
If your business is mainly in building and construction and you pay contractors for that work, you generally need to lodge a Taxable Payments Annual Report by 28 August each year. Building and renovation work is the core of the building and construction category. Countertop Office prepares the report from the payments you make to suppliers marked as contractors, and you lodge it in ATO Online services. Check with your accountant if you're not sure it applies to you.
Does it run payroll for my employees?
No. Countertop Office has no payroll engine. Keep payroll in a separate service, post wages to the books with a journal, and enter W1 and W2 on the BAS by hand.
Is it priced per user?
No. Business is $49 a month for up to 20 users, so adding an apprentice or an office helper doesn't change the bill. Solo is $19 a month for one person. Both plans include every feature, and no GST is added.
